What are Property Data Report estimates?
A Data Report is a human-aided estimate of a home's fair market value based
on a number of factors, including historical home price trends and recently
sold comparable homes. It is intended to be a starting point in determining a
home's value and does not take into account all aspects of the home's
special features, location, or current market conditions. Because of these
and other factors that determine a home's value, the actual value may be lower
or higher. The Data Report estimate is just that, an estimate.
A Realtor or licensed appraiser can provide you with a more accurate home
estimate, suggestions for increasing your home's value, and general
real estate market assistance.
How can I find my home's actual value?
There are a few ways to get the actual value of your home. An experienced
licensed Realtor can prepare a Comparative Market Analysis (CMA) for you that
more accurately estimates the resale value of your home based on local
market conditions; or an appraiser can complete a full appraisal on your property.
Both require a physical inspection of the home.
